Penyards’ step-by-step guide to renting

PLEASE NOTE: this page is just a guide, where we touch on your main renting obligations.  We cannot cover every possibility here, so please contact us for more information on any aspect of renting.

Finding a property

You can either visit our website http://www.penyards.co.uk which is updated daily or any of the various property portals such as Right Move, Prime Location and Zoopla.  In addition, we advertise in various local papers such as the Hampshire Chronicle and News Extra. Or why not pop along to our office to discuss your requirements and pick up a property list, which is updated weekly.

Property details

Rents are per calendar month and utility bills are not included (unless stated). The details of the property include all relevant information, including photographs, however if you have any further questions then please do ask and we would be only too happy to help.

Viewing

Viewing is of course strongly recommended at the earliest opportunity.  Please telephone or email us to arrange a time convenient to you, allowing 24 hours’ notice.  We will accompany all viewings between 9am-6pm Monday to Friday and 9am – 4pm on Saturdays.

Securing the property

To ensure that no further applicants are shown the property, we need a non-refundable deposit of half a month’s rent as cleared funds. This will contribute to the one and a half month’s rent, paid as deposit, in the event of your tenancy.

Deposit

The deposit is the equivalent of one and a half month’s rent, held as security against any breach of the tenancy agreement on your behalf. Your deposit will be held as Stakeholder and administered as required by the Housing Act 2004 for your protection..

Rent

The rent is paid in advance (by standing order after the first month).

References

These will be taken up on any proposed Tenant or occupier of the property over the age of 18 and will include a credit search, employment reference and previous landlord reference or similar.

Legalities

Tenancies are for a minimum of 6 months within an Assured Shorthold Tenancy. You will be required to sign the Tenancy Agreement before the tenancy starts.  Your deposit will be held as Stakeholder and administered as required by the Housing Act 2004 for your protection.

Insurance

The landlord will insure the buildings and his own belongings and you will be expected to insure your belongings and for accidental damage to the landlord’s fixtures, fittings and belongings.

Telephone / Broadband / Satellite / Cable

We do not get involved in any of the above, as instruction cannot be taken from a third party. It is your responsibility to contact and set up directly with the appropriate provider.

Inventory and schedule of condition

The charge for the Inventory and Schedule of Condition varies from £90.00 including VAT for a one-bedroom house with a maximum number of five rooms, to £198.00 including VAT for a five-bedroom house with a maximum number of ten rooms.

Tenancy agreement

To administer the Tenancy Agreement, we charge £60.00 including VAT.  To take up references, we charge £80.00 including VAT for a single applicant, £150.00 including VAT for joint applicants, and £75.00 including VAT for each additional person referenced.  All tenants over the age of 18 must be referenced.  All the above must be paid in cleared funds prior to the tenancy commencement date.

Further charges

The Tenancy Renewal Fee is £120.00 including VAT.  The Tenancy Termination Administration Fee is £120.00 including VAT.  Our charge for a dishonoured cheque or non-payment of rent is £36.00 including VAT.
