Many landlords appreciate how our Fully Managed service takes away all of the day-to-day burden of letting, without losing any of the control. We repair and replace up to an agreed limit, and simply pass each month's rent on to you.

Your time is valuable.  So you recognise the benefit of retaining a professional, efficient agency to undertake not only the legislative compliance and monthly rent collection, but also the day-to-day maintenance and fielding of questions from tenants, as well as the replacement and repair tasks (up to your agreed limit).

Full Management Service includes:

  • Advise on pre-letting preparation and market rent
  • Advise on legal duties
  • Full marketing and advertising of the property
  • Arrange an Energy Performance Certificate*
  • Produce property particulars
  • Conduct viewings
  • Negotiate offers and terms with potential tenants
  • Interview and obtain references for tenants
  • Prepare and draft the tenancy agreement
  • Arrange a professional inventory and change utility accounts into tenant’s name
  • Register the tenant’s deposit with The Dispute Service (TDS)
  • Process the monthly rental receipt
  • Provide monthly rental statements
  • Prepare and serve notices
  • Visit the property regularly
  • Organise and process maintenance and repairs
  • Payment of invoices
  • Arrange gas safety inspection, check of smoke alarms, CO detectors and other legislative requirements
  • Liaise with the tenant on a regular basis
  • Check of property at the end of the tenancy and preparation of a Schedule of Condition and change of utility accounts into landlord’s name
